Turnover Project Manager

["Work collaboratively with all Campus Living staff to coordinate planned furniture, fixtures, and equipment (FF&E) and finishes replacement, and minor construction projects amongst 2.5 million square feet of residential properties. Examples of projects include: common area projects, flooring replacements, duct cleaning, and furniture installations. Assists Residential Life professional staff in focusing on the facilities functions in their areas of responsibility.", "Administer contracts or a portion of contracts at each apartment property for turnover cleaning, grounds maintenance, snow removal, refuse and recycling removal as needed. On-site responsibilities include oversight and management of turnover related contractors schedule and work performance. Responsible for verifying that that the work is completed to Campus Living standards and will pay particular attention to the terms and conditions of bid documents, service provider agreements, and written estimates. Assist in the evaluation of unit satisfaction relative to contracts and vendor relationships.", "Work directly with the Campus Living Purchasing Manager to select the best contractors and service providers for the necessary work and items. Solicit input from other appropriate Campus Living staff, including Campus Living facilities. Responsible for the preparation of a $1.8M turnover budget and the administration of expenditures including analyzing the budget for discrepancies and alerting senior leadership of potential overages. Assists with inventory control of case goods, appliances, and works directly with Campus Living purchasing manager when inventory needs to be reordered. Maintain inventory for “attic stock” reserves – carpet, furniture, appliances, etc. Review furniture standards and assess quality and appropriateness of existing and new furnishings.", "Provide resource and direction to Residential Life professional staff in the planning and implementation of turnover at each of the complexes. Develop and provide written training materials, including development of a manuals and timeline information. Provide periodic training and updates for staff relative to State and UB Foundation turnover processes and coordination. Analyzes inspection reports and based on the inspection findings determines the specific needs, scope of the work, and bid specifications necessary to complete turnover. Co-supervise a summer staff of approximately 25 part time turnover assistants.", "Formulate recommendations for cyclical replacements based on life cycle data, existing conditions, and new initiatives. Support the Assistant Director of Capital Projects to establish a replacement plan inclusive of costs and timelines that coordinate with break season events and residents. Help to establish and maintain ongoing communication between Campus Living Units (i.e. Residential Life, Building Services, and Maintenance) in an effort to develop team-oriented relationships and collaborative decision-making.", "In addition to the primary focus on managing the property needs, specific projects may be identified each academic year for which this individual may have primary or supplemental responsibility. Examples include participation or leadership responsibilities for aspects of opening, open house, etc. Specific projects for a given year will be outlined in performance program. The individual may be required to attend regularly scheduled staff meetings and development sessions. The individual may participate on departmental committees assigned by supervisory staff.", "Research trends in residence hall facilities and assist in the selection of furniture, flooring, carpeting, etc. for lounges, student rooms and public areas.
